Consulting Senior Associate, Right-of-Way (ROW) Agent

What Your Impact Is

  • Facilitate crucial negotiations with landowners to secure land rights and resolve complex damage claims.
  • Support major capital projects by identifying property ownership, analyzing real estate interests, and determining fair market values.
  • Prepare and manage essential documentation that protects both project integrity and landowner interests.
  • Contribute directly to the safe construction, operation, and maintenance of major transmission and utility systems.
  • Strengthen ERM's reputation through professionalism, strong communication, and ethical engagement.

What You'll Bring

Required
  • High school diploma. Or equivalent experience.
  • Minimum of 3 years of ROW or related real estate experience.
  • Solid working knowledge of PCs, Microsoft Office Suite, Google Earth, ArcGIS, and data management software.
  • Knowledge of real estate values and accepted real estate appraisal practices.
  • Ability to work independently and remotely across various locations for extended periods.
  • Strong organization, attention to detail, and professionalism.
  • Excellent written and verbal communication skills.
  • Ability to meet criteria in the Job Demands & Conditions Analysis for office and field roles.
  • Ability to pass a pre-hire background check and drug screen.
  • Driver's License Required: This position requires a valid driver's license and/or the ability to operate a company vehicle due to the nature of job duties, which include frequent travel to various client locations across a large geographical area.
  • This position is not eligible for immigration sponsorship.
Preferred
  • Additional experience in ROW acquisition for utility or infrastructure projects (water, wastewater, pipeline, gas, electric).
  • Experience negotiating complex agreements or resolving property-related claims.

Key Responsibilities

  • Conduct complex negotiations with landowners and their designees.
  • Manage settlement of complex damage claims related to construction-site property impacts.
  • Search courthouse and other public records to determine current property ownership and related interests.
  • Advise and assist in establishing fair market value ranges for land and land-rights acquisitions.
  • Draft and/or supervise preparation of documents including:
    • Rights of entry
    • Damage claims
    • Contracts
    • Easements
    • Licenses
    • Leases
    • Permits
    • Options to purchase
    • Other documents necessary for acquiring adequate project rights
  • Ensure compliance with corporate health and safety policies.
  • Perform other duties as assigned or required.
